Buyers are out looking and taking their time. Nobody seems to be in a hurry. The feedback we are getting from agents is, “My clients are just starting to look”. It also seems that people coming from out of state are waiting for their home to sell. The relocation companies seem to be doing less “Buy Outs” and they are paying them a bonus to list their homes and to sell them themselves. I think we are in for a later Spring selling season.

Timarron Homes Sales Continue To Do Well
Even with all the media hype that continues to bash the real estate market, Timarron and most of the Southlake Real Estate Market tend to still do well. This past 2 weekends I have had offers in Timarron where we have many great homes and we have had in increase in property calls throughout Southlake. Our interest in our company web site has also picked up.
Swimming Pools
People always ask me about whether or not having a swimming pool matters in our market. This past selling season I saw homes with swimming pools sell faster than homes without. I can tell you as a father with a 16 month old a swimming pool still scares me. One thing to keep in mind is the fact that the bulk of our homes in Southlake were built in the late 90’s. This means the swimming pools are sometimes dated. Just remember if you buy a home without a pool YOU get to have the latest and greatest swimming pool. Working with a Realtor means you will also be advised on how to have the new pool in your mortgage. In our market this is easy to do with the strong home values. Don’t rule out a good home just because it doesn’t have a pool. You live in your home, not your pool!
Southlake Home Market
The last 3 weeks I have seen an interest in Leases for Southlake and Keller. I have a lot of agents calling me to ask if my vacant homes would consider leasing their home. The main reason is the potential Buyer/Tenant is looking for a temporary solution until their home sells in other states. We are also seeing a lack of “Buy-outs” in the relo market which is causing folks that have to be present for their new job location to find a solution to get them here and to get the family back together.
