			<content:encoded><![CDATA[<p>Buyers are out looking and taking their time.  Nobody seems to be in a hurry.   The feedback we are getting from agents is, &#8220;My clients are just starting to look&#8221;.  It also seems that people coming from out of state are waiting for their home to sell.  The relocation companies seem to be doing less &#8220;Buy Outs&#8221; and they are paying them a bonus to list their homes and to sell them themselves.  I think we are in for a later Spring selling season.</p>

			<content:encoded><![CDATA[<p>The last 3 weeks I have seen an interest in Leases for Southlake and Keller.  I have a lot of agents calling me to ask if my vacant homes would consider leasing their home.  The main reason is the potential Buyer/Tenant is looking for a temporary solution until their home sells in other states.  We are also seeing a lack of &#8220;Buy-outs&#8221; in the relo market which is causing folks that have to be present for their new job location to find a solution to get them here and to get the family back together.</p>
